ROOFING PROJECT OVERVIEW

When the North Oaks HOA in Thousand Oaks reached the end of their roofing’s lifespan, they faced a challenge familiar to many multi-family communities and HOAs—replacing multiple roofing systems across large buildings while minimizing disruption to residents.

With three-story structures, a combination of steep-slope concrete tile roofs and low-slope flat roof sections, and dozens of separate roof areas, this project required a roofing contractor experienced in large-scale HOA roofing projects. That’s where our elite team of roofing professionals came in.

Our team was tasked with replacing the existing roofing systems across the entire community—delivering long-term protection, improved weather resistance, and better peace of mind for the HOA board and residents.

Despite seasonal rain delays, holiday breaks, and the need to work exclusively on weekdays to respect the community’s schedule, the project was completed in approximately 120 working days. The result: a long-lasting, warrantied roofing system designed to handle the demands of Southern California’s climate and the needs of a multi-family community.

WHAT WERE THE ROOFING ISSUES WE ADDRESSED?

Tile Roof Issues

The original roofs featured concrete tiles installed over a single layer of 30 lb asphalt-saturated felt underlayment — the bare minimum required by manufacturers for new construction. While the tiles themselves were still in good condition, the underlayment had reached the end of its 15–20 year service life. Over time, it had dried, shrunk, and begun allowing water intrusion.

Flat Roof Issues

The flat roofs used a built-up roofing (BUR) system with a pea gravel finish. BUR systems of this type typically last 15–20 years, but in this community, heavy foot traffic from HVAC maintenance caused underlying nails to back out, puncturing the roofing layers. The pea gravel made leaks difficult to detect, and failing metal coping on the parapet walls added to the water intrusion issues.

Tile Roof Replacement Process

  • Carefully lifted existing concrete tiles for reuse
  • Installed Tile Seal self-adhering membrane underlayment (30-year manufacturer warranty)
  • Reset original tiles for a cost-effective and sustainable solution

Flat Roof Replacement Process

  • Removed existing BUR system
  • Installed 60 mil TPO single-ply membrane over ¼” cover board
  • Removed all metal coping, installed peel-and-stick waterproof membrane, and reinstalled metal coping for a watertight seal

This was one of the most logistically challenging projects in our history. The community had:
  • Three-story buildings with steep roof pitches
  • Multiple separate tile and flat roof sections on each building
  • Limited access points and the need to protect resident areas daily
Our Strategy for Success:
  • Broke the project into three phases to keep work organized and minimize disruption
  • Posted advance notices to every unit, including four direct manager contacts for residents
  • Coordinated parking and staging areas before starting each phase
  • Protected entryways and balconies daily, with full cleanup at the end of each workday
  • Maintained constant communication with the HOA board and property management team
