The original roofing system was concrete tile over a single layer of 30 lb felt paper, which is the minimum underlayment required by tile manufacturers. While common in new construction, this type of felt paper generally lasts only 15–20 years. After decades of service, the underlayment had dried, shrunk, and deteriorated, allowing water intrusion to become a growing problem. Tile Reset

During our initial inspection, we determined that the community’s original concrete roof tiles were still in excellent condition — a major advantage for cost savings and sustainability. Rather than replacing the tiles entirely, our crews implemented a tile reset process: each tile was carefully lifted, set aside, and inspected while we removed the aging underlayment beneath.

Underlayment Upgrade

We then installed a two-ply TU43 SBS underlayment system. This premium self-adhering membrane offers superior waterproofing and durability compared to the original single-layer 30 lb. felt paper, which typically lasts 15–20 years. By upgrading to this two-ply SBS system, the community now benefits from a 30-year manufacturer’s warranty, improved resistance to shrinkage and water intrusion, and a roofing assembly that is better suited to handle decades of Southern California weather conditions.
